How It Works In A Nutshell

We lease your property directly under a long-term head-lease and operate it as part of our co-living network. We become the principal tenant, and all occupants contract with us under our co-living license model. You only ever deal with us – not individual occupants.

If required, we handle light improvements such as painting and minor works to prepare the property for co-living. We manage the day-to-day running of the home under our own model and take full responsibility for occupancy, furnishing, and operations.

We lease a wide range of properties including homes, boarding houses, former hotels, and commercial-use buildings suitable for shared living.

Your guaranteed lease payments commence as soon as the property is ready for occupation, which may be immediately upon signing the head-lease.

How Do We Work With Real Estate Agents?

We lease suitable properties on a long-term basis (1–5 years+) and operate them as part of our co-living network. Real estate agents refer properties to us for head-leasing, and we work with them strictly in that capacity — we do not provide property management or agency services. All occupants contract directly with us under our co-living model.

You can stay for the foreseeable future.

We charge a refundable Security Deposit for your co-living licence. This is not a residential tenancy bond and is not lodged with Fair Trading.

Most members set up an automatic payment on a banking app by transfer.

Of course! All Living High Co-Living guests can use the common spaces to work, relax or cook.

Our parking is in high demand but please ask! Normally around $40-60 per week.

Yes, we provide free washing machines and most co-living facilities have dryers too.

Couples are welcome in our private rooms.

Yes. We ask you to keep your space clean and hygienic.

Unfortunately, to be fair to all guests we cannot allow pets.
